SUMMARY:Community Led Housing - a Feminist Solution
DESCRIPTION:The UK is in the midst of a housing crisis. According to the National Housing Federation\, this is affecting more than 8 million people\, 1 in every 7 people. House prices and rental costs have become unaffordable for many\, such that home ownership rates have declined significantly – from 43% for those aged 27 in the 1970s to 25% for those born in the late 1980s. Having a decent affordable home is a key determinant of people’s health and well-being. \nHousing is also a women’s rights issue with women making up the majority of lead social housing tenants\, and 2 in 3 housing benefit claimants. The gender pay gap means that women on average earn less – the housing knock-on effect is that women in the private rented sector spend an average of 55% of their income on rent\, compared with 36% for men. \nCommunity led housing models (such as housing co-operatives\, community land trusts (CLTs) and co-housing) have emerged as alternative solutions to the housing crisis. \nHosted by the Women’s Equality Party Hackney\, this online event will take a look at the history of community led housing in the UK with a focus on women’s co-housing. They’re showing that housing can be more than a financial asset; it can bring people together and give them power. \nWe’re inviting members of community led housing organisations across London\, to tell us their story. Come and meet the pioneers of community led housing in London\, learn about different projects and hear from the people putting their vision of better living into practice. \nThere are a huge range of projects across the capital. From bespoke cohousing projects built for shared living\, to people owning homes cooperatively\, to Community Land Trusts with ensuring fairly priced housing forever. \n  \nSPEAKERS\nAmeen\nAmeen is a founding member of Zahra Housing Cooperative\, a group of families in Harrow looking for affordable intergenerational housing. They collective experience of living in private rented housing has been disempowering. They are looking for a long term\, secure alternative and we have been supporting them with their proposal to build three homes on a small garage site in Harrow. \nCathie\nCathie is a member of The London Older Lesbian Cohousing. The group was founded in 2016 when founding member Jude Watson was chatting with friends about how they wanted to live together as they got older. The group are working in partnership with a large Housing Association to build around 20 units of which 25-30% will be affordably rented\, with the remainder available under the Older People’s Shared Ownership scheme or bought outright. \nJack\nJack is a Trustee of Forest CLT\, a membership organisation founded by local residents in 2018 with the mission of creating truly affordable\, community-led housing and sustainable communities in Waltham Forest. In this role\, he has led the work of the Community Shares Unit since 2012\, which promotes good practice and raises awareness of community shares as a sustainable funding mechanism for community enterprises.\nSimon is also a board member at Friends of Stretford Public Hall – a Grade II listed heritage space in Manchester\, owned and run by the local community. SUMMARY:Citizen-led responses to the Housing Crisis
DESCRIPTION:Stir to Action has launched 20 webinars in partnership with Power to Change to provide free training and peer support for those playing a vital role in their local economy during and after the crisis.\n\n\n\n\nThere is a housing crisis in the UK\, which manifests in lack of affordability\, diminishing social cohesion and massive environmental impact. Community led housing is a response to this crisis\, with citizens seeking to develop affordable homes that meet local need and respect the environment. It takes many forms\, including co-operatives\, co-housing\, community land trusts\, self-build and alms-houses. Key elements include the wish for democratic ownership and governance\, mechanisms to make housing affordable in perpetuity\, and increasing opportunities for self-provisioning\, through self-build and self-finish. \nEnabling hubs have been established across England\, Wales and Northern Ireland\, there is cross-party support for community led housing\, and there is a growing body of bottom-up experience to draw on. This webinar aims to explore how you can become involved in this growing citizen-led movement. \n\nTim Crabtree is a co-founder of Wessex Community Assets\, which is one of the UK’s largest enabling hubs for community led housing. He focuses on research and innovation\, and this links with an action research PhD he is undertaking at Plymouth University. Tim has worked for the New Economics Foundation and is the co-founder of a number of successful social enterprises including Local Food Links Ltd\, Dorset Community Energy\, and Bridport Area Development Trust.

Community Land Trusts all over the UK are fighting rapid gentrification by putting housing in community ownership\, with homes sold or rented at a rate linked to local wages and membership open to anyone with a connection to the area. It’s a radical model that effectively takes housing out of the property market and pegs it to the labour market instead. \nJoin RUSS for the first Housing Meeting of 2020 held at the newly self-built RUSS Community Hub in Ladywell\, Lewisham. \n\nInvited speakers include:\nAnna Minton – writer\, journalist and Reader in Architecture at the University of East London. She is an author of wildly acclaimed Ground Control (2009) and Big Capital: Who is London for? \nAnthony Comber-Badu – freelance photographer\, filmmaker and producer working in Accra and London. Activist and member of the Aylesbury Leaseholders Action Group\, he was recently involved in the production of the original VR documentary Common Ground. \nAnurag Verma – Chair of RUSS Board of Trustees. Anurag studied architecture in India and worked in Germany before moving to London for further study. He lives locally and is an associate director at Latitude Architects.

DESCRIPTION:Keeping the costs down – Ten top tips for reducing the cost of constructing homes\nThe cost of building a home can vary enormously – if you’re clever you can build for less that £1\,000 per sq m (but you can easily spend three or four times this). So\, how do you build on a tight budget? This talk will highlight ten key things that will keep the costs down. \nPresenters:\nJon Broome is a member of the RUSS Project Board and Community & Group self-build representative on NaCSBA. \nTed Stevens is a Trustee of RUSS and the former chair of the National Self and Custom Build Association\, NaCSBA. \nTed built his own cost effective home in 2004. He also organised the ‘Self Build on a Shoestring’ competition for five years. He believes it’s perfectly possible to construct a three bedroom family home for less than £100\,000. \nJon is an architect who has self-built two houses\, worked with Walter Segal in Lewisham in the 1980’s and has been active in community and self-build housing since. \n\nRUSS is a volunteer-led Community Land Trust based in south London\, founded in 2009 with the mission of creating sustainable neighbourhoods and genuinely affordable homes.  In June 2018\, RUSS was granted planning permission for 33 homes at Church Grove\, Ladywell\, south east London. It will be London’s largest affordable self-build housing project. \nRUSS has set up a School of Community-led Housing offering individuals\, community groups and housing professionals the chance to learn from RUSS’s many years of experience and gain information about how to set up and develop a community-led housing project. \nFrom January 2020 RUSS will supplement the programme of 1-day workshops with a series of monthly events on specific subjects. The talks are held at our self-build Community space\, and refreshments are offered.

SUMMARY:Foundations for Community-Led Housing: Report Launch
DESCRIPTION:Community-led housing (CLH) has risen from relative obscurity to a topic of increasing importance to citizens\, government and the built environment community. Embraced both as a means of building affordable homes on the capital’s myriad small sites and as a means of rethinking the role of local people in development\, there are now active CLH projects in 24 London boroughs. \nLondon projects have access to £38m of GLA funding\, a hub providing technical expertise to groups and authorities; and land is being made available to SME builders.
